I’m a mortgage broker with Westlend Home Loans, helping clients navigate everything from buying their first home through to refinancing, investing, building and more complex lending scenarios. My approach is simple: understand what you’re actually trying to achieve first, then work backwards to find a lending solution that fits. I take the time to look beyond the headline interest rate. Borrowing capacity, lender policy, loan structure, fees, offset accounts, flexibility and your longer-term plans can all affect which option is most suitable. Sometimes the lender with the lowest advertised rate isn’t the lender that will give you the best overall outcome. I particularly enjoy helping clients when the lending feels complicated, whether that’s navigating first home buyer schemes, using a family guarantee, financing a construction project, structuring investment lending or simply working out which lender is likely to suit your circumstances. A big part of my job is making the process easier to understand. I’ll explain your options in plain English, show you the trade-offs and give you the information you need to make an informed decision, without drowning you in banking jargon. For me, good broking isn’t just about getting a loan approved. It’s about making sure the lending is structured appropriately for where you are now, while keeping an eye on where you want to go next.

I’m self-employed. Does that make it harder to get a home loan?
It can make things a little more complicated, but being self-employed certainly doesn’t mean you can’t get a competitive home loan. Lenders can assess self-employed income quite differently. How long you’ve been trading, your business structure, your latest financial results and even individual expenses within your tax returns can affect the outcome. This is an area where choosing the right lender can make a significant difference. I’ll look at how your income is structured and identify lenders whose policies are suited to your circumstances, rather than trying to make your circumstances fit a particular lender.
Do I need a 20% deposit to buy a home?
Not necessarily. There are a number of ways you may be able to purchase with less than a 20% deposit, depending on your circumstances. This can include the Australian Government 5% Deposit Scheme, lender-specific LMI waivers, or a family guarantee. Even outside these options, many lenders will allow you to borrow more than 80% of the property value with Lenders Mortgage Insurance. I can help you work through the options available and understand how much you’ll actually need to contribute towards your purchase.
I want to buy an investment property, but I already have a home loan. How should I structure the lending?
This is one area where I think it’s particularly important to look beyond simply getting the new loan approved. Depending on your circumstances, we may need to consider how much equity you have available, whether to use a separate equity loan, which property secures each loan, principal and interest versus interest only, and how features such as offset accounts fit into the structure. I generally prefer to keep lending structures as clean and flexible as possible rather than unnecessarily tying properties together. The right structure will depend on your circumstances and longer-term plans, so it’s worth working this out before you make the purchase.
Can I use the 5% Deposit Scheme if I’m building a new home?
Yes, the Australian Government 5% Deposit Scheme can be used for eligible construction purchases, but construction finance comes with additional requirements. The land, building contract, overall project and timing all need to fit within the scheme and lender requirements. There can also be important differences between lenders when it comes to construction loans. If you’re considering building, I can help you work through the finance side early, including your land and build budget, deposit requirements, eligibility and lender options, before you commit to a block or building contract.
