Borrowing Capacity

The maximum a lender will advance you based on its assessment of income, expenses, existing debts and the assessment rate it applies. It is lender specific, not a fixed number about you, and the gap between the most and least generous lender for the same borrower is often very large. Capacity is a ceiling, not a target, and borrowing to the ceiling leaves no room for rate movement.
