Income Shading

The practice of using only part of a variable income in a servicing assessment, for example 80 per cent of overtime or 75 per cent of rent. It exists because variable income is not guaranteed to continue at the same level. Shading percentages differ between lenders, which is a common reason the same borrower gets very different borrowing capacity figures from two lenders.
