Private Lending

Funding from private individuals, funds or non-institutional sources, secured against property and priced well above bank rates. It is used where speed matters more than cost or where no regulated lender will act, typically on short terms of a few months to a couple of years. Always confirm the total cost including fees, and have a documented exit before drawing down.
