Rental Income

Rent received from an investment property. Lenders typically use 70 to 80 per cent of the gross rent in servicing, the discount covering vacancy, management fees, rates and maintenance. Existing rent is evidenced by a lease or agent statement, while proposed rent on a purchase is supported by a rental appraisal or the valuer's estimate.
